| Uses | Amount | Sources | Amount |
|---|---|---|---|
| Acquisition | $15.00 | Senior debt | $14.00 |
| Improvements | $3.00 | Partner equity | $4.00 |
| Costs & reserves | $2.00 | Sponsor equity | $2.00 |
| Total | $20.00 | Total | $20.00 |
The $6 million balance is equity. A fully funded budget still needs a workable draw schedule and liquidity plan.
| Annual NOI | 5.50% cap | 6.00% cap | 6.50% cap |
|---|---|---|---|
| $1.20M | $21.82 | $20.00 | $18.46 |
| $1.35M | $24.55 | $22.50 | $20.77 |
| $1.50M | $27.27 | $25.00 | $23.08 |
At $1.35M NOI, a move from a 6.00% to 6.50% exit cap reduces implied value by about $1.73M. Value = NOI ÷ cap rate; selling costs are excluded.
| Question | Why it matters |
|---|---|
| Is the $3M scope supported? | Contingency and draw timing change required liquidity. |
| Can the property reach $1.35M NOI? | Lease-up, concessions and expenses drive the exit. |
| Does maturity leave enough time? | A viable business plan can still face a refinancing gap. |
| Term | What the desk compares |
|---|---|
| Net proceeds | Loan amount less reserves, fees and required payoffs. |
| Recourse | Guarantees, carve-outs and any release conditions. |
| Flexibility | Prepayment, extension options and release prices. |
| Execution | Deposits, third-party reports and funding conditions. |
| Section | Review focus |

Align construction, contingencies, draw timing and partner obligations.
Follow lease-up, sales, operating results and the remaining capital requirement.
Compare refinance, partner changes and longer-term financing against the business plan.
Prepare the capital side of an exit and apply the completed-deal record to the next opportunity.
Services are scoped to each engagement. Capital availability and third-party decisions remain transaction-specific.

Bracket lengths show shares of project cost, not ownership of floors.
These percentages show contributions to project cost. They do not determine ownership, voting control or the distribution waterfall. The loan and partnership agreements establish those rights and obligations. Common equity may include sponsor and other partner capital.
Adjust any layer. Common equity balances the other layers; adjusting common equity changes senior debt. These are educational allocations, not indicative proceeds, offers or available terms. Structure and eligibility depend on the transaction and governing agreements.
Go beyond the allocation: calculate DSCR, debt yield, cap rate and the loan ceiling implied by your assumptions.
